Today we’re going to take a look into the app, help show you around, and allow you to get the most out of the app’s features.

Starting Your First Run
To get started in Prop360, all you need to do is start a New Run. Click the play button to start. Or, in web, a run will be auto-generated once you enter Street View.
This map is the center of Prop360. Here, you’ll be able to see your routes, add properties on the fly, and even setup one-tap direct mail campaigns.
The best part of Prop360 is everything is saved, 24/7. If you want to take a look at your run sometime in the future without setting up mailings now, you can – and everything’s easily exportable anytime.
Now that you’re on your first run, it’s time to add some properties.
Have you passed any properties that are looking a little under the weather? Perhaps in need of some repair?
If you’re new to this, here’s a few things we look out for (just for starters):
- Moss-covered, or very aged, roofs
- Overgrown lawns
- Exterior paint chipping/moldy siding
- Cracked pavement
Obviously there’s a ton of signs to look out for, but if you’ve stumbled upon a property with a lot of these characteristics, it’s definitely worth a second look.
Add that property to your saved properties by tapping on the property boundaries in the app, like below.
From here, click Save Property. This will generate an instant Street View picture, which you can use in your direct mail.
Prefer your own image? No problem. Hit the camera icon and your camera view will pop up, allowing you to snap a photo yourself for your mailings.
Now that we’ve got that property saved, let’s take a look at the info.
Viewing Property Info
Click the View Details button on your highlighted property. Prop360’s massive store of data allows us to provide a ton of information on any property you look up. We have info for most properties – over 140 million, to be exact, in the United States.
On this screen, you can see everything you need to be successful in mailings. We’ve got the owner name, whether or not it’s absentee-owned, along with tons of other information, such as deed history, when the property was purchased, and a lot more.
In cases where we’ve got a solid deed history, your saved property will even contain estimated equity. This is extremely useful in determining if this property’s worth mailing, or worth the skip. Chances are if the owner has more than 40% equity, it’s a worthwhile contact.
On top of this, we can easily view other property characteristics, such as square footage, bedrooms, bathrooms, total room count and assessed value. These features can prove helpful in determining a good ARV for the property once it’s all fixed up.
Now that we’ve identified this property as a good prospect, it’s time to hit the Start Mailing button.
Prop360 will present you with a menu of options – allowing you to input your own custom mailers, delay between mailings, and mailing count.
For now, we’ll set this on a basic street view postcard to be sent every 30 days, indefinitely, using a default template.

Now that that property’s being mailed to, let’s continue driving and find some more properties!
Getting More Details
Sometimes, mail may not be enough. It may be best to contact an owner via phone, or even email.
That’s where Prop360’s skip tracing feature comes in handy. If you’d like to call the owner up this second, simply tap the Skip Trace button. This will present two menus available – one to view owner emails, and one to view owner phone numbers.
From there, you can tap and send an email or call them if you’d prefer. Easy way to introduce yourself and present an offer!
Finding More Properties
With these strategies down, it’s time to keep driving and finding properties! Now your goals should be set to find 100, 500, maybe even 1,000 properties. Try to find as many as you can this month.
The more properties you have, the more frequency of deal flow.
Outsourcing Your Drives
Now that you’ve started to generate some leads, it’s time to outsource some driving.
Luckily, Prop360 makes this quite simple! Head over to your Profile page and you can easily invite sub-users.
These users will be able to add and mail properties to your account. This will allow you to add even more properties, and scale your real estate business even faster.
